Porch Light manages both vacation
and residential
rental properties.
We strive to accommodate any request made by our clients. Following are
examples of services commonly requested and included in our contracts:
- Managing vacation rentals, which may include:
- Advertising
- "Setting up house" for new or unfurnished rentals
- Collecting rental deposits and fees
- Creating & maintaining financial records on the property for
owners
- Responding to routine and emergency maintenance issues
- Hiring, coordinating and managing maintenance, lawn care,
cleaning and other professionals
- Preparation and submission of Vermont 9% rooms and meals tax
- Managing Year-round residential rentals, which may include:
- 24 hour contact for tenant
- Collecting rent
- Responding to routine and emergency maintenance issues
- Hiring and coordinating repairs for owners
- Paying bills on behalf of owners
- Weekly inspections of property which may include:
- Checking thermostats and verifying fuel deliveries
- Running water & flushing toilets
- Looking for water, wind or physical damage
We maintain a strong working relationship with dependable and
trustworthy
subcontractors to provide landscaping, cleaning and other maintenance
services. We have selected these subcontractors based on their
responsiveness,
quality of work, and reliability.
